These things were learned by the undersigned and we could adopt many of them to make our interments more efficient, make more money, ,and up our customer service

1.   Use of the Johnny  Handler or Bethlehem vault buggy.  It could be a one man operation.  It is self

      propelled, and has electric winch with trolley    1 to 1.5 tons capacity can be battery operated.

     Of hand  we can improve the vault hauler by using:

    1.  telescopic outrigger stabilizer.  two on the body and one on the moving 2.2 meter boom


2.  Self propelled mini dumper, with one to 1.5 cu meter capacity.  We can use:

      1.  Old MC adopt transmission and engine, and use pto or electric hydraulic (with 3 tons capaicty

      2.  Our old trucks and jeep:  Yj patrol and Eagle


3.  Purchase lawn mower, flail type,  and sweeper (about $5,000)


4.  We can reduce the number of personnel and reduce our park maintenance fee:


    Per sbu:  

         Ground maintenance from P80,000 to only P20,000     60,000 x 12  =              720,000

        Interment   from  say 20 x  3,000 (ISG fee)   our    2,000 =

        P5,000 /interment labor x   say  200    =                                                             1,200,000

This post reenforces what we have known from  Michael Pink regarding selling.   We have to build trust, confidence, clarity  and certainity.  We have to show ourselves as authority.  Your purpose is not to make sale in meeting the prospect but by achieving clarity and certainity in making the decision    Not manipulation not urgency.  The fact that they called or visited you is all ready an indication of urgency.

This post is not about manipulation or spell but building a semblance of a salesperson who is certain confident, and authority, can be trusted and is therefore safe to deal with

There are sevearl steps in this tactic

1.  Emotional congruence.   Are you trustworthy?   Do you look mature enough as someone who can solve the problems?
2  Control the interaction.   In a clinic it is the doctor, in the classroom it is the teacher.  In the sales presentation, you control the conversation.   If the prospect did, then you lose.
3.  Maintain the tonality -   be present be the man of the occasion
4.   Microagreements -  small yesses to lead to the big yes the closing.  Is this your price range, is this your budget, is this the style you want.  Is this location to your liking.?  Is this size befitting your family?   Will this purchase bring prestige to your family?
5.  Identity - as a person who can be trusted?  As a person who is an authority (did you have 10,000 hours.  It pays that your boss supports you and you know how the boss thinks and acts
6.  Certainity.  Facts do not make certainity.  Because facts data can change.  But you are the only one
     who can make them believe the facts.  Not the mayor, not the Pres of Phil, Not UN.  Not ICC, Not
     the Creator
7.  Rapport  IS equal to commonality  But more of creating safety  that when they make the decision, they are not making a mistake....

 There are plenty of pests in the house big and very small.  And while we prefer to eradicate them, only toxic chems -  insecticide can drive them away.  But recently this post got hold at YT several DIY conconctions.

     1.  Clove oil (bought from pharmacy health shops)  contact spray vs mosquitoes

         1.  Add 5 drops of clove oil 

         2.  Mix with dish soap

         3.  Place in sprayer.   Spray every am,  Fence under tables and rooms

        1. Cinnamon oil to one bucket of water.   Put on still water and ponds, etc where there is water retained to kill the larvae so that they will not grow into adult mosquitoes

Effects of high power lines on health

 There is a property being offered for business that is right next to  500 kva power line.  Others say it is safe particularly NGCP


Pros:      1.  The 500 kva is 500 ft tall hence it is designed to lessen gauss or Micro tesla to residents

              2.  Just follow the  30 meters x 30 meters easement (a total of 60 meters)

Health cheap diy tips to be healthier and fitter

 As this post is all ready very senior and cost of maintenance meds are bearing down on my resources, he gathers some tips for easy to apply tips:






1.  To control urination in long trips

     Apply efficacent oil on band aid and paste this at your navel.  


2.  Anti rats

     To repel ants, mix, baking soda, salt, pepper mix thoroughly, place in bowls in areas most like

      to be visited by vermints.


3.  To color hair  (non chemical, non carcinogenic)

      Mix conditioner, black coffee, and sugar, apply to hair and wait for 20 minutes


4.  Anti HBP

     Sliced onions boil (about 4 glasses waterr) and drink as tea.


5.  Anti vertigo (anti dote vs stroke)

      Boil oregano, ginger sliced, and garlic


6.  Rooting solution

     For easier propagation and better looking plants:    mix 

         1.  white vinegar,

         2.  baking soda

         3.  water

        4.  brown, white sugar

Finding solution to the bike electronic shifter that went lazy since 2 weeks ago. - a Php19 CR 2302 coin battery for the shifter

The front shifter of the Wheeltop EDS Tx stopped working about two weeks ago.  I kept thinking why.  I consulted their manual, tried to remove the battery.  Tried to synch and pair them once again.  They all looked ok.  I recharged the battery several times.

Until I saw that the left shifter does not light.  So its battery that powers the bluetooth is dead. 

This post bought this morning the battery.  I got two at P19.00 each.  I replaced the battery and lo and behold the EDS worked again.  I was thinking of bringing this back again to Mario but there is no need, anymore. I solved the problem.  What a relief.  What an achievement....\

 Most of the time we are confronted by situation of "wala"  and there are many cohorts like this who:   exert very little efforts to find the missing items, solve problems, go beyond their limits.   I too encounter this moments.  In the absence of knowledge or more inputs, or guidance for solution wisdom, we give up.

And this incident is an inspiration to never stop believing and solving.  

It happened in past world war 2 and it was agreed that all prisoners would be returned to their country of origin "immediately"   But not the 5,000 American prisoners incarcerated in various camps.   They were mostly from Patton's 3rd army.   The names, ranks and serial numbers of those missing Americans were gathered and organized.   And then Patton brought it up through channels and they were rebuffed by Russians.  No such prisoners exist, they are being processed, its taking time.   

This infuriarated Patton who failed to get solution via diplomatic channel...  He ordered a sub altern, a son in law to organize a team to get those prisoners out.  What he did was unusual.

On border of Russian territory, facing the prison camps, he had tanks artillery  soldiers stationed.  In the pretext of  watching over the soldiers safety until processed.   Of course this was a threat, not on a war footing.  And all of a sudden the soldiers were released fast enough


Lesson:    Dont say wala, and conclude that there are no solutions   There will be if you try hard enough'

     1.  The Marlboro man,   with Dingong Dantes, Bea Alonzo.  What images do you associate with them.

6.   Positive end result  if you buy the product:

     1.  Cleaner toilets;
     2.  Less repair and maintenance
     3.  More prestige and respect

  7.   Use of color -   darker color evokes weght, strength and durability,   lighter colors of lightness but not strength.  

  8  Extreme specifity better than generic ad:

      1.  Complete hardware staff  vs  # of hammer, # of bolts (100,000)  number of skus, etc

      2.  Delicious pizza vs spefication of fresh ingredients delivered daily

  9  Product is valuable   mention the number of stars in review, the value of the property compared to competitors.
